Bend Oregon Real Estate-The Best Buyer’s Market in 20 Years

 Realtors and Builders in Bend Oregon are pushing “The Best Buyer’s Market in 20 Years” advertising program.  They are not saying it’s time for everyone to buy but that in certain circumstances it is a good time to buy.

I don’t personally agree with all of their reasons to buy but there are still plenty.  The two houses I have in escrow right now ($400,00-$650,000) are both buyers that are moving to Bend from out of town.  They plan on living in Bend the rest of their lives.  They are not investors trying to flip a property.  They plan on living in the home for a long while.

Will the value of the homes they are buying continue down in price this summer and winter?  Probably.  Will their home be worth more than they paid for them in 2 year.  Maybe.  Will their homes be worth more than they paid in 5 years.  Yes.

Their only alternative would be to rent.  They could move into a rental and wait for the bottom of this down turn and then buy.  When will that be?  No one knows.  Could it be this summer?  Maybe.  Could it be next spring probably.  These people are not renters.  they are home owners.

To put their families through moving twice and not being able to live in their own homes they have wisely chosen to buy homes at a great value and get exactly what they want at a great interest rate below 6%.

If you currently live in a smaller home in Bend and are thinking of moving into a more expensive home I would recommend you wait until the Bend Oregon Real Estate Market has for sure bottomed out.  If your home is worth $400,000 in today’s market and the home you want to buy is going for $750,000 you are better off to wait. 

If the market goes down another 10% this time next year you will save money.  The home you own would go down $40,000 but the home you want to buy will go down $75,000!!  Wait and make $35,000!

 On the other hand.  If you live in a large home and you are looking to down size.  You should sell your home now then you will not lose that $75,000 if prices continue.

California Buyers for Bend Oregon Real Estate

The last two homes I’ve sold in Bend the last 3 weeks have been to California buyers.  Bend is a great place to live and people from out of state are still moving here.  The market seems to be picking up and homes are selling if they are priced right.

There are some great buys out there and now is a great time to buy.  We are advising our clients to sell their larger homes now if they are down sizing.  But to hold on selling the smaller home if you are thinking of moving up.

Why Buy A Home in Bend Oregon? – The Fishing

There are many reasons we choose to live in Bend.  One of them is the fishing.  There are all kinds of fishing opportunities here.  The Bull Trout in Lake Billy Chinook are legendary.  The rainbow trout from Crane Prairie Reservoir are legendary and the Brown Trout from East and Paulina like are record breakers.

 There is also the Salmon Fly hatch on the lower Deschutes River which draws fly fishermen from all over the world.  The Metolious River also provides year round fly fishing.

Those of us who live here are lucky but there are plenty of homes to choose from right now for those that want to move here for the fishing.  Bend Oregon real estate is now a buyer’s market.  It’s a great time to buy and a good time to go fishing.

Why Buy A Home in Bend Oregon Now? – Variety

 There are more homes on the market in Bend right now than there have been in a long time.  Prices on these homes are down and financing is great.  Buyers in Bend today can take their time in choosing a home that fits their needs and is exactly what they are looking for.

 Three years ago a buyer had to jump on the first home that was close to what they wanted because if they didn’t someone else would come in and buy it out from under them.  That’s not to say that still doesn’t happen.

Last winter I was negotiating on a home on Awbrey Butte on behalf of a buyer client when another agent on behalf of another buyer came in and paid full price.  My client missed a home they really wanted.  It was priced well below other homes on the market and was well priced.

There are more homes coming on the market right now and there is a great choice.  My partner just sold a home that had been on the market less than two weeks.  Homes that are priced right still fairly quickly!
