Bend Oregon Homes 50% Off Sale!

Bend Oregon homes are almost half the price they were at the peak of the market in May 2007!  80% of all economist believe the recession has bottomed out.  It looks to me that prices should stabilize on homes in Bend next spring/summer.  Now is the time to start looking for that dream home in Bend.

 There are some really good buys on luxury homes.  You can now buy a top quality home for much less than you can build one.  There are some great buys on the other end of the spectrum also.  Smaller 3 bedroom, 2 bath homes can be bought for just over $100,000. 

First time home buyers better hurry if they want to receive $8,000 from Uncle Sam for buying a home.  Purchases have to be closed before December 1, 2009.  That does not leave much time.

Awbrey Glen Golf Course Restaurant

I just listed a luxury golf course home in the Awbrey Glen gated community in Bend Oregon.  My client was nice enough to take my wife and I out for a steak dinner at the restaurant there.  The food, service, and views of the golf course were all excellent!

We ate outside at the only table that was in full shade from the trees.  It was the table farthest away from the building.  It was hot yesterday but there was a gentle cool breeze coming off the golf course.  It was a pleasant experience and I would recommend it to anyone.  The restaurant is open to the public.

Bend Oregon Golf Tournament – The Tradition

Bend Oregon and Sunriver will host the Tradition Golf Tournament this coming Thursday through Sunday at the Crosswater Golf Club.  The tournament is for professional golfers on the Champions Tour, which is for players age 50 and over.

Financing Luxury Homes in Bend Oregon

Financing luxury Homes in Bend Oregon is not a problem according to Kevin Pangle branch manager of Evergreen Home Loans. 

“Mortgages for Luxury Homes or more commonly know as “Jumbo Loans” are still available and as time passes, have become easier to obtain.  The earlier versions of “No Doc”, “Limited Doc” and “Stated Doc” have not come back in the fashion we saw in 2004 – 2006.  However, with credit scores over 680, Jumbo Loans are still available.  With scores over 720, the rates and terms are favorable.  Mortgages that range from 1/1, 3 /1 and 5/1 adjustable to the standard 30 year Jumbo Loan provide more options for most Luxury Home Buyers.”

It is simple, we may never see Central Oregon home prices this low for many years to come.  But we do know that lower mortgage rates will return. It makes sense to buy when the home prices are low; knowing that rates will go back down allowing opportunities to refinance for lower monthly payments.”

Golf Course Homes in Bend Oregon

 

There are currently 91 golf course homes for sale in Bend Oregon.  Mountain High, Bend Golf and Country Club, River’s Edge, Awbrey Glen, Lost Tracks, Broken Top and Pronghorn all have golf course homes for sale.  Mountain High has a patio home with golf course views listed for $279,900.  Broken Top has a luxury golf course home listed for sale at $6,000,000.

Bend Oregon Vacant Houses for Sale

Vacant Home for Sale

According to the Central Oregon MLS there are 444 vacant homes for sale in Bend.  These homes are priced from $155,000 to $3,250,000.  This does not include homes on over one acre, town homes or condos.

There are an additional 53 vacant homes for sale on acreage and 118 vacant condos and town homes.  That’s a total of 615 vacant dwellings for sale in Bend in the MLS.  No one knows how many other homes not listed are sitting vacant.

It’s going to be another year or more before this inventory is sold.  Homes are selling right if they are priced right and out of town buyers are still moving to Bend.  Now is a good time to buy!

Bend Oregon Real Estate Update

The Bend Oregon real estate market keeps chugging along.  According to a report put out by Mike Caba the median price of homes sold in Bend in June was up slightly over May sales.  The median sales price per square foot was also up.

 

 Statistics can be misleading.  I don’t want to bore you with numbers.  I will tell you that the number of sales this June was down substantially from June 2007.  A closer look at what sold shows that there were 22 homes that sold in June 2008 that were over $500,000. 

One sale was a home in Pronghorn that sold for $3,000,000.  That sale alone substantially raised the median price and the median price per square foot sold.  The Pronghorn home was on the market for 331 days.  One of the homes that sold over $500,000 was on the market for over 2 years.

The bottom line is that prices are still falling on our Bend Oregon real estate.  It looks like it may continue well into next year.  We will see.  One thing this data shows us is that the upper end homes are starting to move.

Bend Oregon Luxury Homes

There are currently 85 homes listed for in Bend Oregon over $1,000,000.   For purposes of this post we are saying a luxury home is:

1) Over $1,000,000.  2)3,000 square feet or larger  3) Has triple car garage or larger  4)Built prior to 1990.  4)  Connected to Bend City sewer.  We didn’t count residential acreage will be be a discussion in another post.

The most expensive home for sale in Bend is asking $6,000,000.  It is a European Chateau in the gated community of Broken Top.  It has over 10,000 square feet, 5 bedrooms, 7 baths and a 4+ car garage.  It includes a 800 square foot wine cellar is sits on a one acre lot over looking several fairways.

The second most expensive home for sale in Bend is located in the luxury golf course community of Pronghorn.  It is listed for $3,950,000.  It features:  1)5,579 square feet  2)5 bedrooms  3) 4.5 Baths 4) Triple garage  5) Small guest house.

There have been 34 luxury homes sold in Bend within the last year.  The most expensive home sold was listed for $3,475,000 and sold for $3,000,000.  It featured:  1) 4 bedrooms. 2) 6 baths. 3) Triple garage. 4) Premier membership in the Club at Pronghorn.  It was on the market for 331 days.

The second most expensive home sold was on Awbrey Butte in Wyndemere subdivision.  It was situated on a 1.35 acre lot that I had sold to the owners in 1998 for $195,000!  Nice return on investment!  It featured:  1)  5,214 square feet. 2) 3 bedrooms. 3) 4 baths. 4) Triple garage 5) Views of Deschutes river and Cascade mountain range.  It was on the market for 611 days.  It was originally listed for $2,650,000 and sold for $2,200,000.

The average luxury home for sale in Bend is listed at $1,715,001 and has been on the market for an average of 175 days.  Several homes have been on the market for over a year.  If you are in the market to buy a luxury home in Bend Oregon now is a good time to buy.
