
The Bend Oregon real estate market keeps chugging along. According to a report put out by Mike Caba the median price of homes sold in Bend in June was up slightly over May sales. The median sales price per square foot was also up.
Statistics can be misleading. I don’t want to bore you with numbers. I will tell you that the number of sales this June was down substantially from June 2007. A closer look at what sold shows that there were 22 homes that sold in June 2008 that were over $500,000.
One sale was a home in Pronghorn that sold for $3,000,000. That sale alone substantially raised the median price and the median price per square foot sold. The Pronghorn home was on the market for 331 days. One of the homes that sold over $500,000 was on the market for over 2 years.
The bottom line is that prices are still falling on our Bend Oregon real estate. It looks like it may continue well into next year. We will see. One thing this data shows us is that the upper end homes are starting to move.

According to a monthly report by the Bratton Appraisal Group the median home price in Bend Oregon fell to $292,000. This is down from the peak of $396,000 in May of 2007. That’s over a 26% decrease. The number of homes sold were up to 92 as compared to 56 in February.
The Bend Oregon real estate market continues to be a strong buyer’s market as prices continue to fall. It is yet to be seen if home prices will stabilize this summer or fall. It’s a good time to buy however as you only know when the bottom has been reached after prices start to go up.

After an extended winter vacation amongst the palm trees of southern Texas I’m back to work selling real estate 24/7. Matt did a great job taking care of our clients while I was gone. We are still in a buyer’s market with a limited number of buyers out there. Prices continue to fall. I predict a bottom to the market this summer assuming the economy doesn’t go in the toilet. Deschutes County is the 58th fastest growing county in the country and interest rates are around 6%. Plus, Bend is the best place to live in the United States!
Our marketing program continues to sell homes even in this slow market. Our virtual tours have been very successful.
